Mistake 1: Setting the Wrong Price
ID: mistake-1-setting-the-wrong-price
Pricing is the most common and most costly error. Many owners base their asking price on what they paid, what a neighbour claims to have received, or what they hope to receive. The market does not work that way.
Pricing too high often leads to a listing that sits unsold. Buyers compare similar units closely, and a property that stays on the market for a long time can start to look problematic, which weakens your negotiating position.
How to avoid it: Before you sell my property, base your price on recent, registered transactions for comparable units in the same building or community, factoring in size, floor, view, condition, and layout.
