 Mistake 3: Overlooking Paperwork and Legal Requirements

Incomplete or incorrect documents are a leading cause of delays. Sellers sometimes discover problems only after a buyer has made an offer.

How to avoid it: Gather your documents early. Depending on your situation, this commonly includes a copy of the title deed, your passport and Emirates ID or visa details, the original sale agreement for certain properties, service charge clearance, and a No Objection Certificate (NOC) from the developer where required. If you are selling a mortgaged property, you will also need the lender's settlement details. If you are outside the UAE, find out whether a power of attorney is needed for someone to complete the sale on your behalf.

Requirements vary by property and developer, so confirm them early with your agent and the relevant authorities.
