Sellers sometimes react emotionally to a low offer, reject it outright, and lose a serious buyer. Others accept the first offer without testing the market, or agree to terms that create problems later.
How to avoid it: Look beyond the headline figure. Review the buyer's financing status, deposit, timeline, and conditions. A slightly lower offer from a cash or pre-approved buyer can be stronger than a higher one with uncertain financing. Counter-offers are a normal part of the process, and a calm, factual approach usually works best. Make sure all agreed terms are written into the Memorandum of Understanding (Form F) before you proceed.
